Their focus on social housing, particularly temporary, short-term crisis housing, drives them to continually seek new ways to improve processes, enhance sustainability and increase the positive impact on communities in the North East of England.
Better transportation of modules within their factory
In their quest to streamline operations and enhance efficiency, the team at Corehaus encountered a big challenge. Each of their housing modules weighs up to 10 tonnes, presenting obvious difficulties in safe, speedy handling. This also creates a need for a large workforce, driving up costs. They knew that addressing the challenges of efficient movement, workforce size and overall production costs was critical to scaling operations and fulfilling their mission of providing high-quality, affordable housing solutions to those in need.

Engaging with Arrow provided Corehaus with the perfect opportunity to tap into cutting-edge academic insights and technical expertise. From the outset, the Arrow team at Sunderland University displayed a deep understanding of the complexities involved in modular construction. Their approach was not just analytical but also deeply collaborative, ensuring that Corehaus’s needs and goals were at the forefront of every discussion and decision. Academic colleagues from the University of Sunderland brought additional expertise to the team, helping to overcome key operational challenges and pushing the boundaries of what’s possible in modular construction.
Working together for real results – Arrow’s solution for success
The project was led by Peter Usher, Senior Innovation Associate in the Arrow team at the University of Sunderland. Peter’s clear and consistent communication, along with a thorough understanding of the opportunities and limitations of the client’s product, ensured informed decision-making at every stage. Theoretical insights provided by Abdu Shaalan of the University of Sunderland’s School of Engineering were also instrumental in shaping the final recommendations, providing alternative suggestions and looking for synergies and improvements. The collaboration went beyond solving immediate challenges, focusing on building a foundation for ongoing innovation. The Arrow team’s dedication to the project perfectly aligned with the social values of their partners at Corehaus, igniting a positive and fulfilling collaboration.
The project began with a comprehensive analysis of the Corehaus shop-floor layout, using advanced CAD software to map out the movement lines from prefabrication to fit-out to dispatch. The multi-disciplinary team then explored innovative solutions for module handling, including the use of motorised skates and other state-of-the-art technologies. These options were meticulously evaluated for their potential to improve operational efficiency, reduce manual handling risks and lower costs.
Corehaus are presenting project findings to their board of directors with the aim of securing the necessary capital investment to put the recommended changes into action. Additionally, a new project has been secured with Durham County Council to build one-bedroom apartments for homeless people, powered by solar PV. This project will greatly benefit from the innovations and efficiencies developed in the collaboration with Arrow.
